How is a furnace sized?
With a Manual J heating load calculation on your home as it stands — insulation, glazing, orientation, infiltration — never by matching the old nameplate and never by square-foot rules of thumb. The old furnace's size is a data point: it may have been wrong from day one, or the house may have changed with new windows or insulation. The calculation comes with the quote so you can see why we specified the capacity we did.
What does AFUE mean?
Annual Fuel Utilization Efficiency — the percentage of fuel's energy that becomes heat for your house across a season. An 80% furnace sends roughly a fifth of its fuel up the flue; a 95% condensing furnace captures most of that by extracting heat from the exhaust itself, which is why it vents in PVC and produces condensate. Higher AFUE costs more up front and saves more the longer the furnace runs and the colder your climate — which is why we compare options against your ownership horizon instead of defaulting to the biggest number.
Should I choose single-stage, two-stage, or modulating heat?
It's about how the heat feels and how the furnace runs, not just the rating. Single-stage is all-or-nothing: dependable, with a wider temperature band and more on/off noise. Two-stage runs low most of the time and steps up in deep cold — quieter, more even, and usually the sweet spot for Wasatch Front homes. Modulating continuously matches output to the house for the steadiest comfort and highest efficiency, at the highest cost. Should I replace my AC at the same time?
Often, yes — the AC's indoor coil sits on the furnace, and the pair is rated as a matched combination. Keeping an old coil under a new furnace (or vice versa) forfeits rated efficiency and can leave you outside the manufacturer's matching requirements. If both systems are aging, doing them together means one project, one set of permits, and usually a better number than two separate visits. If the AC is young and healthy, we build the quote around keeping it — the load calc and coil condition tell us which situation you're in.
Will the existing ductwork work?
The survey answers that before anything is ordered: static pressure and duct condition are measured, and the candidate furnace's airflow needs are compared against what the ducts can actually deliver. Many homes pass as-is. Some need return-air or specific-run corrections — quoted as their own line items if so. A furnace that can't breathe is an oversized bill with a short warranty, so if the ducts need work, we'd rather tell you on the quote visit than discover it on install day.
What warranties apply?
Two layers: the manufacturer's parts warranty — which we register at startup so the term starts correctly — and our workmanship on the installation itself. The startup sheet documents the commissioning readings (temperature rise, safeties, combustion), which is the baseline any future service call stands on, and the permit record completes the paper trail.
